- Feasibility check. We go through your zone, overlays and likely permit needs with your planner or designer, so you know the questions to answer before you commit.
- Design and permits. We work with your designer, town planner and building surveyor to get the plans build-ready.
- Build. One registered builder manages the job, with regular updates and site inspections.
- Handover. Final inspections, occupancy and the paperwork you need for titles or sale.

Can I subdivide my block?
It depends on your zone, overlays, lot size, the frontage and any covenants on your title. Your council and a town planner can confirm what's allowed. We can walk your block with you on a site visit.
Do I need a planning permit for a dual occupancy?
Yes. Building two or more homes on a lot usually needs planning approval from your council, as well as a building permit. VicSmart now covers some projects of up to four homes.
Do you work with my designer or planner?
Yes. We can work with your existing designer, planner and building surveyor, or bring the plans to us at any stage.
